Every May, without fail, the same questions arrive: how much does a home on the lake cost? is it better to buy or to rent? Lake Como has always been the refuge of the Milanese. In recent years it has also become one of the places most desired by international buyers, who have pushed up prices and changed the market.
Who buys today
Foreign buyers are mainly American, British, Swiss, German and Northern European. More and more often they are not looking for a summer house, but for a residence to live in all year round, perhaps working remotely. Alongside them remain the Milanese families, who look above all for proximity and ease of use on the lake.
The two shores
The western shore, from Cernobbio to Tremezzina and on to Menaggio, is the most famous: historic villas, legendary hotels, afternoon sun. Bellagio, in the middle of the lake, has a unique charm but is harder to reach. On the Lecco side, Varenna and the nearby villages offer a more intimate atmosphere and a direct train to Milan.
On the lake the real distance is not measured in kilometres, but in the time it takes to arrive on a Friday evening.
What to look at before buying
- Access: narrow or easy road, parking, distance from the train. These are details that weigh every week.
- Exposure: on the lake the sun changes everything, even more so in winter.
- Damp and maintenance: homes on the water need constant care, and historic villas even more.
- Restrictions: much of the shoreline is under landscape protection. Every intervention, even a pergola, needs approval.
- The boathouse or jetty: they are worth a great deal, but concessions and condition must be checked.
Buy or rent?
For those who use it only a few weekends a year, a seasonal rental often remains the most sensible choice. For those planning to spend real time there, perhaps with children and friends, a home of one's own changes the quality of life. And a well-chosen property, in a place the world keeps seeking, has shown remarkable value retention over time.
The lake is not bought in a hurry. You visit in different seasons, you try the road in Sunday traffic, you look at the November light. Then you decide.
