Super-prime in Milan is outpacing the rest

In the first half of 2026 asking prices for prime homes rose by 3.4%, those above €5 million by 4.2%. The Quadrilatero leads, with demand largely international.

The surveys on the first half of 2026, published in recent days, confirm a trend that those working at the top of Milan's market have seen for some time: the higher the price, the more dynamic the market. While the city as a whole grows steadily, super-prime is accelerating.

The half-year figures

+3.4%
asking prices for prime homes in Milan
+4.2%
in the segment above €5 million
~70%
the share of international buyers in the two highest bands

Industry analyses divide prime homes into three bands: €2 to 3.5 million, €3.5 to 5 million, above €5 million. In the two highest, about seven buyers in ten come from abroad; in the first, Italians still prevail.

The districts

The Quadrilatero della Moda leads growth, with an average increase of 6.2 per cent and peaks of 7.4 in the top segment. Next come Cordusio and Duomo, Palestro and corso Venezia, Sant'Ambrogio, Magenta. Brera, Porta Nuova and CityLife grow by around 2.5 per cent: less in percentage terms, but from already very high values.

What these buyers look for

The features are always the same, and it is precisely their rarity that drives prices: floor areas above 250–300 square metres, a high floor, a terrace, fine finishes, a concierge, a double garage. In the historic centre the homes that have all of them can be counted on one hand.

In super-prime you do not buy square metres. You buy the only home that has everything you were looking for.

What effect do rates have?

In September the ECB raised rates for the second time this year. For this segment the effect is minimal: most purchases are made without financing, and decisions depend on life, tax and wealth considerations more than on the cost of money.

What it means for sellers

Owners of a home with these features are in a favourable position, but should not mistake it for an easy market. International buyers are well prepared, compare Milan with London, Paris and Geneva, and expect presentation and documentation worthy of the price. A sale at this level is built with discretion, with a careful selection of the people to whom the home is shown and with precise timing.

It is the kind of sale my work is designed for: few homes, followed one by one.
